You and your family can make a list of the features you all will want in a home.  Possibly how many bedrooms.  Maybe a fenced yard for Fido.  Not to mention granite counter-tops in the kitchen!  Just be sure to rank them in terms of importance or priority.  Does the house or the community matter more?  Is it worth an longer commute to live in a home with a larger lot?  Choosing your Idaho home carefully can save you a lot of future headaches.

When Is It Time to Compromise

Once you determine if the house or location matters most, you probably will have to compromise on some of your priorities list.  If location is top priority, but the homes in that area are priced way above your monthly budget, consider compromising.

Examples of Some Possible Compromises:

  • Look into a different home type in that area, such as a smaller home or quite possibly a town home or condo.  You may need to decide if you can live with one less bedroom or give up on a specific feature.
  • Talk with your lender or a financial planner and discuss your options of increasing your budget.  Don't overspend on your new home.   However, you should be aware that going only $10,000 over your home price on a 30-year fixed rate loan will actually only add roughly $30 bucks to your monthly payment!
  • Lowering expectations on the condition of the home can help.  Of course everyone wants a move-in ready home, you may however find a better deal on a home that needs a little cosmetic repairs.  Make sure you have a home inspection to ensure the quality of the structure of the home and verify that it meets your needs.  Be sure to know the difference between moving walls and adding a bathroom, that can be costly.  Look for easier jobs like painting, planting shrubs or replacing appliances, these can be more reasonable options.

Being Flexible May Find You a More Attractive Deal

Now, if you or your family have been dreaming of a specific home style or house with a large yard for the children or garden aspirations, you may have to compromise on the location to meet those needs.  Maybe you're willing to commute a bit further or possibly choosing your Idaho home adjacent to that "hot" neighborhood, if that's the case, you may just find a more attractive deal for your home that hits those wish list items.
